Tricks of the trade to help you get top dollar when selling your home. If you’re on the selling side of today’s real estate market, these tips will help you sell your house faster than a ducks quack. When buyers, full of hope and desire drive up to your home, they imagine themselves baking in the kitchen and their kids playing in the yard. Most, if not all will be found scratching their heads and thinking: “Could this be my new home?”

Things to do Before Putting Your Home on the Market

• BE PROACTIVE by arranging a home inspection. This will ensure that there are no surprises to you if there is one ordered through the Buyer. This will give you a good idea of “troublesome” areas and be able to make those repairs prior to buyers acknowledgment.

• GET replacement estimates. If you have items that are worn out or need to be replaced soon, get an estimate of it’s replacement value. The figures will help buyers determine if they can afford these items and can assist you in negotiations down the road.

• FIND your warranties, guarantees and other user manuals for the furnace, appliances and other items that will remain in the home.

• ORGANIZE and rid your home of clutter! Pare down all of your extra appliances on your countertops and clean off your desks of all extra “stuff”. Put your items in drawers/cabinets for the time being if necessary. If you keep every piece of artistic talent from your child on the fridge, remove them, make the kitchen feel warm & inviting.

• CLEAN your home and make it shine. This will give a good first impression of your home and send a message to buyers that the home has been well cared for. Wash your windows and screens to allow more light to enter your home. Clean the walls, light fixtures, baseboards and all the fingerprints from the light switches.

• BRIGHTEN your rooms. Put higher wattage bulbs in light fixtures to brighten up dull rooms and basements. Replace any burned-out bulbs. And wipe down the walls or throw on a fresh coat of neutral color paint.

• DON’T disregard minor repairs. Small problems such as sticky doors, torn screens, cracked caulking, or a dripping faucet may seem trivial, but they give buyers a poor impression on the maintenance of the home.

• CREATE SPACIOUSNESS! Take a GOOD look at your home and see what furniture can be removed. Any extra tables/chairs/cabinets… Can go into storage in the garage or storage unit. Remember, the more you can take out the bigger the space will feel.

• MOST IMPORTANTLY… Create incredible curb appeal! Stand at your front door and look around to see what needs updated/fixed. Trim the bushes, buy some flowers, paint the fence, clean up the front door and steps and buy a new front Welcome Mat. Make the potential buyer want to see the inside of your home.
